We are often asked by homeowners “what’s the best time of year to sell our house”?
Our response depends on the location and type of property they own. If they have a waterfront condo, our experience is that the waterfront and vacation home market is busiest when the “snowbirds” are in town, late October through April.
If the home is located in an area more likely to appeal to working adults or families, then spring and summer are traditionally the seasons with the greatest amount of activity.
Here are some very interesting national statistics from the Redfin research center, in an article from February 5, 2015:
- 39% of the homes listed in the spring (between March 21 and June 20) in the past five years went under contract within 30 days, and 15 percent sold for more than the list price.
- 38% of homes listed in the winter (Dec. 21 – March 20) sold within 30 days and 14 percent sold for more than the list price.
- 36% of homes listed in the summer (June 21 – Sept. 20) were under contract within 30 days and 12 percent sold above the list price.
- 34% of homes listed in the fall (Sept. 21 – Dec. 20) went under contract within 30 days and 11 percent sold at a premium.
The Redfin study is based on a study on 7 million homes listed from 2010 through 2014 to see how many of them went under contract within 30 days and how often they sold for more than their list price. (Real full article…)
As I mentioned earlier, any real estate statistic based on national averages has to be considered from the perspective of our regional market. My Realtor friends from up north assure me that it can be rough going to sell a home in the dead of winter, when they have several feet of snow on the ground, the pool drained for the winter, and much of the landscaping is dead or dormant.
Whereas here in Florida, and the Pinellas Gulfcoast in particular, there just isn’t a better time than now to show buyers the water view from your condo balcony! The sun is bright, skies are deep blue, temperatures are mild…heaven!
The bottom line is the Florida real estate market is active year-round.
